Safety

Although often overlooked, safety is a crucial feature to consider. Many tenants feel that the landlord will do everything required to ensure their safety and important questions end up ignored. A property manager’s responsibilities vary from state-to-state, so be sure to ask the right questions.

  1. Are all locks working and changed between tenants?
  2. Was garage code changed between tenants?
  3. Is the area well-lit?
  4. Are there motion-sensor lights?
  5. Is there a fire extinguisher on the premises?
  6. Has the unit been tested for mold?
  7. Are all appliances in good working order?
  8. Have the batteries been changed in the smoke alarm and carbon monoxide detector?

Comfort

While it may initially seem like overkill, test every light switch, faucet and toilet to ensure that they are all working correctly. Flickering lights, for example, can not only be a nuisance, but also pose a potentially serious electrical issue.

It’s imperative that you ask the right questions before entering into a rental agreement so that nothing comes as a surprise later on in the year.

  1. Is my deposit refundable?
  2. Are the faucets releasing water at the appropriate pressure and temperature?
  3. Do the toilets flush properly?
  4. How are request for repairs handled?
  5. What utilities (if any) are included in the monthly rent?
  6. Assigned parking? How far is it from the home?
  7. What’s your pet policy? Have pets lived here before?
  8. Who’s responsible for maintaining the landscaping, mowing, snow removal, etc.
  9. What is the policy for maintenance personnel entering the apartment?
  10. What amenities do I have access to? Is there a community pool, gym or entertainment room?

Many of these responsibilities should be spelled out in the lease so that there’s never a question as to who’s responsible for what.

Neighborhood

Most likely you have already researched the general area that you’re looking to move, but don’t forget to ask these important questions, too.

  1. Is the area noisy? Is the sound of traffic or neighbors prominent during the day or night?
  2. How’s the crime in the neighborhood? Has the property ever experienced any break-ins or theft?
  3. What schools are nearby? Where is the closest bus stop?
  4. Is there a place for outdoor activities? Where is the nearest park location for children?
  5. What amenities are nearby? Shopping, necessities, restaurants, nightlife?
  6. Is the area pet-friendly? Is there a dog-park close by?
  7. Where is the closest public transportation?
